Best software for handymen and property maintenance (UK)
Quick answer
For most UK handymen, Tradify (from £34 per user per month) is the best all-round app for quotes, scheduling and card payments. ServiceM8 is best if you do under 30 jobs a month (free) or run a team with few jobs. YourTradebase (£29 ex VAT) and Powered Now (£28 ex VAT) are cheaper flat-price options for busy sole traders.
On this page
Handymen and property maintenance firms do lots of small jobs, quote fast and often work for letting agents and landlords. That changes which software is good value. We compared the main UK options on their pricing pages, checked on 12 October 2026, based on published features and user reviews.
What does a handyman need from software?
- Lots of small jobs. Many jobs are an hour or two. Pricing that charges per job can get expensive; per-user or flat pricing often suits better.
- Quick quotes. Many jobs are quoted from a photo or a short visit. You want a saved price list ("hang a door", "fit a curtain pole") and a quote that goes out by text before you leave the drive.
- Photos before and after. Letting agents and landlords often want proof. Photos stored against the job settle disputes.
- Letting agent and landlord work. One agent may send jobs for dozens of properties. You need to bill the agent while recording the tenant's address and contact.
- Card payments on the spot. Taking payment before you leave beats chasing an invoice for three weeks.
- A shared diary once you take on a second person.
Most handyman work needs no certificates. The exception is if you also do electrical or gas work for landlords (see the callout below).

| ServiceM8 | £0 (30 jobs) to £269 a month | By jobs; unlimited users on paid plans | Generic PDF forms and reports | Tap to Pay, online | Xero, QuickBooks | iPhone, iPad, Android (a few gaps) |
| YourTradebase | £29 a month + £15 per extra user, ex VAT | Flat plus per user | Job sheets | Yes | Xero, QuickBooks | iOS, Android |
| Powered Now | £28 (1 user), £32 or £40 per user, ex VAT | Per user | Nearly 100 trade forms from Professional | Payment links, SumUp | Xero, QuickBooks; MTD built in | iOS, Android, Mac, Windows |
VAT treatment is not stated on the Tradify or ServiceM8 pricing pages.
Which handyman app should you pick?
Best overall for handymen and small maintenance teams
Tradify
From £34 per user per month (Lite); Pro £37; Plus £44
Tradify lists property maintenance among its core trades. Every plan includes quoting, invoicing, scheduling with Google Calendar sync, and online and card payments, plus Xero, Sage and QuickBooks Online. Pro adds online quote acceptance, recurring jobs for planned maintenance, timesheets and custom forms. Because you pay per user, not per job, a busy sole trader's bill stays flat however many jobs come in.
- Flat price however many jobs you do
- Recurring jobs for agent maintenance contracts (Pro)
- Trustpilot 4.8 from 610 reviews (checked 12 Oct 2026)
- Online quote acceptance needs Pro
- Per-user cost grows with team size
Best free plan and best for teams with few jobs
ServiceM8
Free (30 jobs); Starter £25 (50 jobs); Growing £59 (150 jobs); Premium £119 (500 jobs)
ServiceM8 is ideal when you are starting out (30 jobs a month free) or when you run a team that does fewer, bigger jobs, because paid plans include unlimited users. The iPhone app is polished, with photo tagging, Tap to Pay and online booking. For a busy solo handyman, though, job-count pricing climbs quickly.
- Free to start
- Unlimited users on paid plans
- Capterra UK 4.5 from 311 reviews (checked 12 Oct 2026)
- 60 small jobs a month already costs £59
- Some features iPhone only (full in-camera photo tagging, drawing)
- No Sage link found
Cheapest simple option for small teams
YourTradebase
£29 a month ex VAT, plus £15 per extra user
YourTradebase keeps it simple: quotes, lead tracking, scheduling, job sheets, invoices with automatic reminders and card payments. Extra users at £15 make it cheap for a two or three person outfit. The 30-day trial needs no card. Capterra UK shows 4.9 from 59 reviews (checked 12 Oct 2026).
- Low cost for small teams
- No long-term contract
- Fewer features than Tradify
- Small review base
Best for Making Tax Digital
Powered Now
Business £28 a month ex VAT (1 user); Professional £32 per user
Powered Now lists property maintenance among its trades and is recognised by HMRC for Making Tax Digital for VAT and Income Tax. The Business plan covers quotes, invoices with payment links, a diary and expenses for one person. Premium adds a customer portal, which is handy if letting agents want to see job progress.
- MTD built in on every plan
- Trustpilot 4.7 from 564 reviews (checked 12 Oct 2026)
- App Store (GB) 4.1 from 243 ratings (checked 12 Oct 2026)
- Business plan is one user only
Jobber also lists handyman among its industries and has strong booking tools, but its UK pricing page showed US dollars when we checked, so we have left it off this list. For a wider round-up, see the best apps for tradesmen.
How should you set up letting agent and landlord work?
Agent work is where good software pays for itself. Set each letting agent up as the customer who pays, and each rented home as a separate site under that customer, with the tenant's name and phone number in the site notes. Then:
- Take photos before you start and when you finish, stored on the job, so the agent can see the work without a visit.
- Put the agent's order or reference number on every invoice, if they use one, so it matches their records.
- Use recurring jobs (Tradify Pro, ServiceM8's Recurring Jobs add-on) for regular checks such as gutter clearing or void property visits.
- Send one invoice per job, not per month, unless the agent asks otherwise. Tradify Plus can bulk invoice if they do.
If an agent wants live updates, Powered Now Premium includes a customer portal.
What does handyman software cost? Two worked examples
| App and plan | Sole trader, 80 jobs a month | 5-person team, 200 jobs a month |
|---|---|---|
| Tradify Lite | £34 | £170 (5 x £34) |
| ServiceM8 | £59 (Growing, 150 jobs) | £119 (Premium, 500 jobs) |
| YourTradebase | £29 ex VAT | £89 ex VAT (£29 + 4 x £15) |
| Powered Now | £28 ex VAT (Business) | £160 ex VAT (Professional, 5 x £32) |
Our verdict
Solo and busy: Tradify Lite or a flat-price app beats ServiceM8, because you do too many small jobs for job-count pricing. Starting out with under 30 jobs a month: ServiceM8 Free. A team of 5: YourTradebase is cheapest if you only need the basics; ServiceM8 Premium is good value with richer features; Tradify costs more but adds Sage, recurring jobs and forms. If you file your own VAT or Income Tax returns, Powered Now saves a separate accounts app.
Which features matter most for handymen, and which can you skip?
Must have
- Saved price list and quick quotes sent by text or email.
- Card payments on the spot (Tap to Pay, a card reader or a payment link).
- Job photos and notes stored with the job and the property.
- Invoice reminders that chase late payers automatically.
- A link to your accounts (Xero, QuickBooks or Sage) so you never type an invoice twice. Our quote and invoice software guide goes deeper on this.
Nice to have
- Recurring jobs for regular maintenance visits for agents and landlords.
- Online booking so customers can pick a slot.
- Customer portal for agents who want updates without phoning you.
Usually skip
- Purchase orders and stock control. Handymen rarely hold enough stock to need them.
- Fleet tracking and dispatch tools built for 20+ engineers.
- Certificate packs, unless you are qualified to do the work below.
Landlord rules: in England, private and social landlords must have electrics inspected and tested at least every 5 years to BS 7671, and gas appliances checked every year by a Gas Safe registered engineer. A handyman cannot issue these unless qualified and registered. If your firm employs someone who is, choose software with named certificates (Tradify Pro or Powered Now Professional).
What mistakes should you avoid when switching?
- Picking on price alone. Work out your monthly job count first; it decides whether per-job or per-user pricing is cheaper.
- Not testing on your phone. Use the free trial for a real week of jobs. If you use Android, check ServiceM8's Android gaps before committing.
- Typing your price list in by hand. Import it from a spreadsheet where the app allows (Tradify supports price-list imports).
- Forgetting the agents. Set up each letting agent as the billing customer, with each property as a site, from day one.
- Losing old records. Download PDFs of past invoices and photos before you close your old account.
- Running two systems for months. Pick a cut-over date and stick to it.
- Ignoring the accounts link. If your accountant uses Sage, note that we found Sage on Tradify but not on ServiceM8, YourTradebase or Powered Now. Check before you sign up, not after.

Frequently asked questions
What is the best app for a handyman in the UK?
Tradify is our top pick for most handymen and small property maintenance teams: quotes, scheduling, invoicing and card payments on every plan, Xero, Sage and QuickBooks links, and Trustpilot 4.8 from 610 reviews (checked 12 Oct 2026). ServiceM8 is the best free option, and YourTradebase is the cheapest simple paid option we found for small teams.
Is there a free handyman app?
ServiceM8 has a free plan for one user and up to 30 jobs a month, with quotes, invoices and scheduling. After that it is £25 a month for 50 jobs. YourTradebase drops to a limited free account after its 30-day trial. Tradify and Powered Now offer 14-day free trials but no free plan.
How much does handyman software cost?
At list price, a sole trader pays about £25 to £37 a month: ServiceM8 Starter £25 (50 jobs), Powered Now Business £28 ex VAT, YourTradebase £29 ex VAT, Tradify Lite £34. Costs for teams depend on the pricing model: per user (Tradify, Powered Now) or per job count (ServiceM8).
Can I take card payments on site with a handyman app?
Yes. Tradify includes online and card payments on all plans. ServiceM8 offers contactless Tap to Pay on your phone (Android 13 or later with NFC, and first activation must be on iPhone). Powered Now works with SumUp card readers, and YourTradebase supports card payments.
Do handymen need certificates for landlord work?
General repairs need no certificate. But electrical safety checks for private rented homes in England must be done by a qualified person at least every 5 years, and gas safety checks every year by a Gas Safe registered engineer. If you do those jobs you need certificate software; if not, you can skip it.
Is ServiceM8 good for handymen?
Yes for low volumes and teams, less so for very busy sole traders. ServiceM8 prices by job count, so a handyman doing 60 small jobs a month pays £59 on the Growing plan, while flat-price apps like Tradify Lite (£34) or YourTradebase (£29 ex VAT) cost less at that volume.
