Best cleaning business software in the UK

Quick answer

For a UK cleaning business, Jobber is the strongest all-round software for recurring cleans, checklists and client booking, but it is priced in US dollars (from $29 a month billed annually). ServiceM8 is the best value, with a free plan and unlimited users from £25 a month. Round-based cleaners should look at CleanerPlanner, from £19 a month.

Cleaning businesses live on repeat work: the same homes and offices, every week or fortnight, with a team that changes. We compared the software built for that, on £ price, recurring jobs, rotas and direct debit. Prices were checked on 12 October 2026.

What does a cleaning business need from software?

A plumber's software is built around one-off jobs and certificates. Yours needs to handle the same clients again and again with as little admin as possible. These are the jobs that matter.

Recurring weekly and fortnightly cleans

You set a client up once ("every other Tuesday, 3 hours") and the software books every visit for months ahead. When a client skips a week or moves day, you change one visit, not the whole series. Jobber, ServiceM8 (through its Recurring Jobs and Reminders add-on), CleanerPlanner and Squeegee all handle repeat visits.

Staff rotas and timesheets

Once you employ cleaners, you need to see who is where, swap jobs when someone is off sick, and know how many hours each person worked. Jobber adds time tracking on Connect and automatic time tracking on Grow. ServiceM8 lets staff track time on site and shows staff GPS locations. CleanerPlanner's Team plan covers 5 users.

Checklists

Checklists keep quality the same whoever does the clean, and they protect you when a client says the oven was not done. Jobber includes job checklists from its Connect plan. ServiceM8 produces PDF forms and reports you can set up as checklists.

Direct debit with GoCardless

Chasing 40 small invoices a month is a waste of your evenings. Direct debit collects automatically after each clean. GoCardless, which CleanerPlanner uses, charges 1% plus 20p per collection, capped at £4, with no monthly fee (source: Whito, checked 4 Sep 2026). CleanerPlanner includes GoCardless on its Pro plan. Jobber can collect payments automatically from Connect up, using its own card processing at 1.4% plus 20p per UK transaction.

Key holding notes

Many domestic clients give you a key or a key safe code. Those details should live in the app against the client record, visible only to the cleaner doing that job, not on a sticky note in the van. Keeping client details secure is part of handling personal data responsibly, so a password-protected app is a big step up from paper.

Domestic, commercial or end of tenancy?

The right tool depends on the type of cleaning you do, so be honest about your mix before you start a trial.

  • Regular domestic cleaning is all about repeat visits, reminders and automatic payment. Jobber, CleanerPlanner and Squeegee fit best.
  • One-off deep cleans and end of tenancy cleans are quoted jobs, often booked online by landlords and letting agents, with photos before and after as proof. Jobber's online booking and quotes, or ServiceM8's quotes and photos, suit this work better than round-based tools.
  • Commercial contract cleaning means many sites, fixed schedules, staff spread across buildings and monthly invoices to businesses. Here you need site records, forms and staff tracking, which is where a field service platform such as WorkPal comes in. Swept is built for janitorial firms but prices in US dollars (from $30 a month) and we could not confirm UK availability.

If your work is a mix, choose for the work that makes most of your money, not the work that takes most of your admin. A firm earning most of its income from weekly domestic cleans should not pick a commercial platform because of two office contracts. Equally, a contract cleaner with ten sites will outgrow a round app within months. Most tools on this page offer a free trial of 14 to 30 days, so run a real fortnight of work through your top two before you decide.

UK rule to plan for: Making Tax Digital for Income Tax applies to self-employed people from 6 April 2026 if qualifying income is over £50,000, from 6 April 2027 over £30,000, and from 6 April 2028 over £20,000. None of the cleaning tools on this page said they file MTD returns, so pair them with accounting software that does.

Our top picks for cleaning businesses

Best all-round cleaning business software

Jobber

From $29 a month billed annually ($49 month to month), US dollars

Jobber is US-centric for most UK trades, but cleaning is where it shines, because certificates do not matter and its booking, reminders, checklists and automatic payments do. Clients can book online, get automatic reminders, and pay without you chasing. Capterra UK shows 4.6 from 1,487 reviews (checked 12 Oct 2026). The downsides: its UK pricing page showed US dollars when we checked, the Xero sync is one-way (Jobber to Xero), and we found no UK office or UK phone number.

  • Online booking, checklists and reminders
  • Automatic payment collection from Connect
  • Plans by team size up to 15 users
  • Priced in US dollars on the UK page
  • One-way Xero sync; no Sage
  • No UK support base found

Best value and best free plan

ServiceM8

Free for 30 jobs a month, then from £25 a month

ServiceM8 lists cleaning among its industries, prices in pounds and gives unlimited users on every paid plan, so adding cleaners does not add cost. It also has online booking and staff GPS. The catch for cleaners: it charges by jobs per month, and each clean is a job, so a busy domestic round climbs the plans quickly. Recurring jobs are an add-on rather than built in.

  • Free plan to start
  • Unlimited users on paid plans
  • Prices in pounds
  • Costs rise fast with many small cleans
  • Recurring jobs is an add-on
  • No Sage link

Best for round-based cleaning

CleanerPlanner

From £19 a month (Pro with GoCardless £29)

CleanerPlanner is built for round-based businesses: window cleaners, carpet cleaners and garden maintenance. If your domestic cleaning runs like a round (same streets, same days, regular frequency), its flat monthly price beats per-job pricing. The Team plan covers 5 users for £49 a month, and there is a 30-day trial.

  • Flat price, not per job
  • GoCardless direct debit on Pro
  • Long 30-day trial
  • VAT treatment not stated
  • Less suited to one-off deep cleans and end of tenancy work

Squeegee

From £15.83 a month plus VAT

Squeegee calls itself a scheduling, invoicing and payments app and appears in Whito's round-up of UK window cleaning software. Its four tiers (Core, Advanced, Ultimate, Infinite) mean you can start small. We could not confirm what each tier includes from the pages we read, so check the limits during sign-up.

Visit Squeegee

Best for commercial cleaning contractors

WorkPal

£45 per user per month, minimum 4 licences

WorkPal is a Belfast-based field service tool that names cleaning among its target trades. It adds a client portal, assets, a form builder and an offline mobile app, which suit contract cleaning across many sites. Capterra UK shows 4.7 from 64 reviews (checked 12 Oct 2026). At a minimum of £180 a month, it is for established firms, not new starters.

What does cleaning software cost? Two worked examples

Example 1: sole trader domestic cleaner with about 80 cleans a month

CleanerPlannerPro£29Includes GoCardless and SMS
JobberCore$29 billed annually, $49 month to monthUS dollars; automatic payments need Connect ($99 annually, $139 monthly)
ServiceM8Growing (150 jobs)£5980 cleans is over the Starter limit of 50

Direct debit worked example: on a £60 clean, GoCardless takes 1% (60p) plus 20p, so 80p. On 80 cleans of £60, that is £64 a month in fees on £4,800 of income. A card payment through Jobber Payments at 1.4% plus 20p would be £1.04 per clean.

Verdict: a sole trader on a regular round should start with CleanerPlanner or Squeegee. If you do a mix of regular and one-off cleans and want online booking, Jobber is worth its dollar price. ServiceM8 is cheapest only while you stay under 30 or 50 jobs a month.

Example 2: cleaning business with 5 cleaners and about 250 cleans a month

Monthly cost for a 5-person cleaning team. Prices checked 12 Oct 2026
OptionPlanMonthly costNotes

JobberConnect, 5 users$149 billed annually, $199 month to monthUS dollars; Grow (5 users) is $229 or $299
WorkPal5 users£2255 × £45; for commercial contracts

Verdict: for a domestic team, Jobber Connect gives you the best client experience and checklists, and CleanerPlanner Team is the budget choice. ServiceM8 gets expensive at this job count. For multi-site commercial contracts, look at WorkPal.

Which features matter most for cleaners?

Worth paying for

  • Recurring scheduling that handles skips and holidays easily.
  • Automatic payments, whether direct debit or saved cards. This saves more time than anything else.
  • Reminders the day before, so clients leave keys out and you stop wasted trips.
  • Checklists for consistent quality across your team.
  • Client notes for keys, alarms, pets and preferences.
  • Simple client records. Our CRM for trades guide explains when you need more.

Usually safe to skip

  • Certificates and compliance forms built for gas and electrical trades.
  • Purchase orders and inventory, unless you supply consumables to commercial clients.
  • US booking engines such as Launch27 ($75 to $299 a month in US dollars) unless online booking is your main sales channel.

What mistakes should cleaning businesses avoid when switching?

  1. Ignoring job-count pricing. Count your monthly cleans before choosing ServiceM8. Each clean is a job.
  2. Forgetting currency. Jobber and ZenMaid show US dollars, so your bill moves with the exchange rate, and Jobber's prices exclude sales tax.
  3. Moving direct debit mandates carelessly. Ask your new provider how existing GoCardless mandates move across before you cancel the old system, or you may need every client to sign up again.
  4. Skipping the client message. Tell clients a week ahead that invoices and reminders will come from a new system, and why. A surprise payment request from an unfamiliar name looks like a scam, and some clients will ignore it.
  5. Not loading key notes. Move key and alarm details into the new app before day one, then destroy the paper copies.
  6. Overbuying. A sole trader does not need a commercial field service platform. If you also clean windows, see our window cleaning software guide, and our job management software guide for the wider market.

Our verdict

Domestic cleaning firms that want online booking, checklists and automatic payments should trial Jobber, accepting its US dollar pricing. If you want pounds, a free start and unlimited users, choose ServiceM8, but watch the job count. Round-based cleaners will get more for less from CleanerPlanner or Squeegee, and commercial contractors should look at WorkPal.

Frequently asked questions

What is the best software for a cleaning business in the UK?

Jobber is our top pick for domestic and small commercial cleaning firms because of its recurring jobs, checklists, online booking and automatic payment collection. Its UK page shows prices in US dollars, though. ServiceM8 is the best value in pounds, with unlimited users on paid plans. If your work runs as a round, CleanerPlanner or Squeegee may suit you better.

Is there free software for a cleaning business?

ServiceM8 has a free plan for 1 user and up to 30 jobs a month, which covers a new sole trader cleaner with a handful of weekly clients. Beyond that it costs £25 a month for 50 jobs. Most other tools offer free trials rather than free plans: 14 days for Jobber and 30 days for CleanerPlanner.

Can cleaning software take direct debit payments?

Yes. CleanerPlanner includes GoCardless direct debit on its Pro plan, and Squeegee is built around payments. GoCardless charges 1% plus 20p per collection, capped at £4, with no monthly fee. Jobber can collect payments automatically on its Connect plan and above, and its UK card processing costs 1.4% plus 20p per transaction.

How much does cleaning business software cost?

From the pages we checked on 12 October 2026: ServiceM8 runs from free to £269 a month by job count, CleanerPlanner is £19, £29 or £49 a month, Squeegee starts from £15.83 a month plus VAT, and Jobber starts at $29 a month billed annually or $49 month to month in US dollars.

Does ZenMaid work in the UK?

ZenMaid describes itself as maid service software and shows prices only in US dollars ($19, $39 and $49 a month). We did not find GBP pricing or UK-specific features. A UK cleaner can use it, but Jobber or ServiceM8 have broader UK accounting links, and CleanerPlanner and Squeegee price in pounds.

What software do commercial cleaning companies use?

Larger commercial cleaning contractors often use field service software with contracts, sites and staff management, such as WorkPal (£45 per user per month, minimum 4 licences, with a 14-day trial). Swept is a US and Canadian tool built for janitorial firms, priced in US dollars; we could not confirm it sells in the UK.

Should a cleaning business use Jobber or ServiceM8?

Pick Jobber if you want the slickest client experience, online booking and checklists, and you are happy paying in US dollars. Pick ServiceM8 if you want pounds, a free plan and unlimited users. Watch ServiceM8's job-count pricing, though: a busy cleaning firm books many small jobs, which pushes you up the plans quickly.
